What’s Happening With Sales Prices?

Hope everyone enjoyed the holidays! 2020 has kept us on our toes especially in our local real estate market. You may be wondering what is the latest on home prices here and in this update I’m going to get straight to the point.
Home prices are starting to stabilize over the past few months. This is great news for home buyers because it means the market is finding a new base and there’s less unpredictability.
Take a look at the data below (directly from the MLS) that shows the average sales price in Pinellas County over the year:
The catch is that inventory is still at record lows. Take a look at the number of active listings on the market for residential in Pinellas County:

As Chris mentioned in the previous update, there are still a lot of people considering to move here and although prices are stabilizing for now, buyers still need to be aware that low inventory means decisions will need to be made faster and offers will still be competitive.
