I’d like to give you a quick overview of The ONE Tower in Downtown St. Pete! Let’s start with this video we put together and then get into the Top 8 Reasons To Move to The ONE Tower in Downtown St. Pete.

8. Location

Beautiful views of Tampa Bay!

Downtown St. Pete is a relatively small and condensed area compared to bigger cities but still big enough to have it’s own different districts.  Of these districts, The ONE Tower is located in the most central area of Downtown. Unless you’re looking to get your steps in everyday, the ONE Tower is going to be pretty much the most centrally located condo to enjoy the fun in Downtown St. Pete to the fullest. 

There’s a fine balance between bougie and laid back in Downtown. Head towards Beach Drive and you’ll find things like a champagne and caviar lounge and a rooftop bar. This is the part of our city that has a more “South Beach” vibe but not nearly as expensive or pretentious. Change directions and go up Central and you will find a much more easy going environment. Businesses don’t really enforce a dress code around here so most everything is pretty laid back. It is Florida after all!

7. Amenities

The amenity deck here is beautiful. Who doesn’t need a beautiful pool and waterfall spa in their life? There’s also a common room with a view of Tampa Bay. This area can be reserved for events and is equipped with a kitchen and cozy furniture. The amenity deck also has a state of the art gym with both cardio equipment and weights for strength training. Look at you saving money on a gym membership every month and making friends with your neighbors in the group fitness classes. You’ll be sure to make friends when you have access to all these sweet amenities!

6. Friendly People

Everytime I visit this building it seems like someone wants to strike up a conversation. I think this social energy is established when you first walk in the lobby and are greeted by the professional and friendly staff. Not much else to say about that but I think most anyone living in a resort style condo complex will typically be in a good mood.  Seems like everyone here is young at heart and that contributes to the overall feel of this building. 

Also I noticed it’s easy to strike up a conversation with someone if you own a dog and run into other dog owners which brings me to….

5. Pet Friendly

Alright let’s be real – alcohol isn’t the real social lubricant – Dogs are! Our downtown goes out of it’s way to be dog friendly and the rules at the ONE Tower are pretty lax compared to many HOAs. At The ONE Tower you can have up to 3 pets and there is no weight limit. Maybe you have a Great Dane big enough to put a saddle on, or perhaps an 8 pound Pomeranian in a stroller is more your style. Either way, your furry buddy will appreciate living in such a walkable area. 

St. Pete is known to be extremely dog friendly. Northshore Park Downtown has a great dog park and the park itself has miles of waterfront to walk along. Most restaurants downtown have outside patio seating in one form or another which means you can bring your dogs out to have fun with you.

4. Views

You’ll see a ton of new construction in Downtown St. Pete however the vast majority of it is going to be rentals with apartment style living. These apartments tend to maximize space instead of putting priority on views. Even some condos downtown were once apartments and eventually converted –  they typically have a lack of natural light which is what you’d expect from an apartment. 

Luckily the ONE was built for views on both sides! Ocean view condos typically go for about 20-30% more than city views. I personally love both sides, the view of the skyline looking west also allows for great sunset views. Most people have to go to the beach to enjoy the sunset but not you! 

Typically the rule of thumb is the higher up you go, the more you will pay for your unit. I’d recommend looking at units between about the 15th-25th floor. They are high enough to have great views but not so high that you get vertigo when you look over your balcony. Apparently you get used to being up that high but I still get sweaty palms. 

You may be able to get a good price on a lower unit as well if views aren’t super important to you. I showed a unit located directly on the amenity deck where it was a 20 second walk to the pool, I’d settle for that!

3. Newer Construction

Kitty corner to The ONE is Bayfront Tower which is the oldest high rise condo building in Downtown St. Pete. It was built in 1975 and although the units are bigger here and the price per square foot is lower, many units are still dated and you also run a higher risk of experiencing a special assessment when major maintenance comes due. There tends to be an older retired crowd that lives here. If you value peace and quiet and social distancing, this may be a better option for you.

The ONE Tower was completed in 2018 by a reputable builder based out of Palm Beach, Florida. If you’re curious about their credentials be sure to check out their website.

The risk of a special assessment in a newer building is much lower. All the important systems – Plumbing, Electrical, HVAC and Roof are ready to go. Fair warning – Even newer construction buildings can have assessments from time to time. Just look at The Signature Tower right down the street which had rebar issues about 10 years after it was completed which resulted in a special assessment for all residents.  You’re significantly less likely to worry about additional costs in a new construction tower like this, however it can happen.

2. Affordable HOA dues

HOA dues are going to be in proportion to the square footage of your unit. I won’t list exact numbers because they vary slightly. 

I will however list everything that your quarterly dues cover which include – 24 Hour Guard, Cable TV, Community Pool, Escrow Reserves Fund, Maintenance Exterior, Maintenance Grounds, Maintenance Repairs, Manager, Pest Control, Pool Maintenance, Recreational Facilities, Security, Sewer, Trash, Water.

You will just need to get an interior insurance policy and pay for electric and Wi-Fi. Keeps your monthly payment nice and predictable!

There are some ultra luxury condo towers in Downtown St. Pete that have larger units with more space but they’re located in smaller buildings. These more exclusive buildings can cost significantly more and the amenities and location are more or less the same. 

1. Affordable Luxury

Kolter managed to build the largest condo tower with the most units in Downtown St. Pete so there are typically multiple units for sale which can increase your leverage as a buyer. On top of that it’s becoming increasingly rare to find luxury units with views under the 1M  price point. Many of the ONE units with water view are 1M+ but there are still plenty of skyline view units for less. I doubt a beautiful high rise building like this located in probably the hottest downtown area in all of Florida will ever go out of style. 

In Conclusion

If you’re looking for a luxury experience in Downtown St. Pete either as a vacation home or as a place to live full time, The ONE Tower is currently the best choice out there.
